Assisted Living Occupancy Remains Unchanged (Senior Living Executive, July/August 2011) Assisted living occupancy seems to have hit some resistance lately with overall occupancy remaining at 88.4 percent for the third consecutive quarter. While occupancy has remained flat, the number of occupied units has increased by 0.4 percent in the past two quarters. (By comparison, independent living occupancy rates have increased in the past two quarters and are now at 87.7 percent.) The pace of assisted living growth is poised to accelerate to twice the current level during the next two quarters, which may apply downward pressure to occupancy. This increased inventory growth is likely to be temporary, as fourth-quarter 2011 and first-quarter 2012 currently have a lighter delivery schedule for new completions. While there may be near-term downward pressure on occupancy, looking further out suggests a more favorable scenario for occupancy gains.
